A renovation of an existing warehouse near Coor’s Field, the retail shops at 22nd & Larimer respond to the requirements of the Ballpark historic district. A new façade repositions existing real estate in a redeveloping marketplace by wrapping the existing, long-span steel structure with a traditional brick veneer. Large expanses of storefront glazing maximize the exposure for restaurant and mercantile tenants while new steel elements introduce a new rhythm over the original structure. The finished project respects the historic neighborhood context while still projecting a contemporary identity.
A successful application to the Denver Zoning Board of Adjustments allowed for the relocation of required parking to an adjacent block. The approval of the parking variance preserved the maximum leasable area of the original structure and helped to ensure the financial viability of the redevelopment project.
